1924 Triple Decker in Wollaston: No Ductwork, No Central Air, No Problem
The Situation
A homeowner on Myrtle Street in Wollaston called in late May. The three story, three family triple decker was built in 1924 and had never had central air. Three sets of window units were used every summer, costing around $800 in units each year. They also damaged the window frames and did little to control the coastal humidity coming from nearby Wollaston Beach.
What We Found
There was no ductwork anywhere in the building. Cast iron radiators were connected to a gas boiler in the basement. The attic had very little usable space for a conventional air handler. The exterior also falls within the Wollaston Hill Local Historic District, limiting equipment placement.
What We Did
We installed a three zone Mitsubishi ductless system with one outdoor compressor on a ground level rear pad and three indoor air handlers on the owner’s top floor. Refrigerant lines were routed through a single three inch sleeve in the rear exterior wall. Installation took two days. Marine grade coil coating was also applied because of the home’s proximity to the beach.
The Result
The top floor now reaches 72°F on a 90°F day. July electricity costs run about $65 to $80 more than before, which is significantly less than the previous window unit costs. The outdoor unit has completed two summers without corrosion issues. The tenants have since asked about cooling their floors.

Emergency Repair in North Quincy: July 4th Weekend, 93°F, Compressor Fault
The Situation
A homeowner near Billings Road in North Quincy called at 8:30pm on July 3rd. Their 11 year old Carrier central AC system had shut down and would not restart. Outdoor temperatures were around 91°F and the house was getting hotter. Two other companies had already been contacted without a timely solution.
What We Found
The technician arrived at 11:15pm, about two hours and forty five minutes after the call. The outdoor contactor had failed and was preventing the compressor from starting. The run capacitor was also showing early signs of failure during testing.
What We Did
We replaced the contactor and run capacitor during the same visit. A written estimate was provided before work began. The contactor was $285, the capacitor was $165, and the service call was $95, for a total of $545. The homeowner approved both repairs rather than waiting for another failure.
The Result
The system was producing cold air again by 12:40am and ran through the rest of the summer without reported issues. The homeowner later booked a pre season maintenance visit for the following April.
What We Did Not Do
The 11 year old Carrier system had a good refrigerant charge, clean coils, and a solid compressor. We did not recommend replacement. Based on its condition, we explained that the system could have several useful years remaining with proper maintenance.
